I'm selling 29.24 acres located about 30 minutes from College Station near Hempstead with easy access to Hwy 6.
There are several nice building sites. Oak, Pine, Elm, and Hickory trees shade the entire tract.

Property entrance fronts paved Chambers Road
Ranch Road winds 500 yards through property
Lots of wildlife roams through the property

When running the comps probably want to use the before the new landfill values. Even though it looks to be at least two miles away the NIMBY college station residents would say it now has 0 value.

How close is this to the proposed Pintail Landfill and how do you suppose that will affect the value?

The land is located at least 5 miles north of the proposed landfill. So, I don't really think it will have much affect.

What happened to land being 2000 to 4000 an acre?

Decent land hasn't been less than 5k an acre in forever. We are in a nice area and paid 6,500 an acre in 2006. Will be interested to see if this sells for that price.

Inca I dont know where you live or what you consider decent but land sells less than 5k right now. Land sells for what idiots are willing to pay

I consider decent land Leon County by the way. Land you can actually grow produce, raise livestock, or hunt. Things that make land valuable because there is a return. Not pay 12000 an acre for 29 acres of woods in bum f#$* no where close to a proposed landfill. How many generations would it take for the land to produce enough revenue to pay for itself? Doubtful mineral rights are included in that price either. Why would anyone pay that price? Im sure someone will which contributes to the problem of land being overpriced.

Anything between CS and Houston and you wont sniff that price. Well I say that, all you would need is a time machine to take you back 25 years or so. In the 80s land in Franklin was &750 an acre, GL sniffing any below 4k an acre now.

East Texas in the corrigan area or way west will net you property in that price range, provided you are not up against a river or other large water way.

FYI land in Texas is no longer cheap. Those days are ova

Why does the tax data show 42 acres? Shows market value at 303000 for 42 acres.

The property was originally 42 acres, but I sold approximately 13 acres off the west side last year. The county must be behind if it still shows the full 42 acres. I am selling 29.24 acres.
