It implies you are looking for the same. Why mention it at all? It's a protected class and anyone in real estate would advise you not to mention anything in your ad regarding protected classes, other than your sex in your case.

You can do what you want, but you're opening yourself up for a potential law suit if you deny someone.

Didn't read the ad, but I would absolutely take any mention of race out of an ad. Housing discrimination is like throwing chum in the water for lawyers. Think of it like a job interview, would you place an ad saying that someone would be working with a white man? The only time someone should go near race would be the phrase "minority owned business".

Serious Question (not to hi-jack, but since it's been mentioned several times above): You live there and are white, so why can't you only seek a white tenant? That's your personal preference in your personal residence. Sure, I can see how apartments who lease an entire space to someone cannot discriminate. But, if the landlord is SHARING the space, I think he/she could pick a roommate based on whatever criteria he/she wanted to (race, sex, blah blah, etc.).

Under FEHA, discrimination does not include:

Refusal to rent or lease a portion of an owner-occupied single-family house to a person as a roomer or boarder living within the household, provided that no more than one roomer or boarder is to live within the household, and the owner complies with that section of FEHA which prohibits discriminatory notices, statements, and advertisements.

The use of words stating or tending to imply that the housing being advertised is available only to persons of one sex, but only where the sharing of living areas in a single dwelling unit is involved.
