The lack of traffic planning in this town remains to be astounding. No good way (see no stoplights and reasonable speed limits) to get east/west. Bryan has this problem. College Station's is worse.
Agree with you on the traffic issue, access to West Bryan is tough. Compare the demographics, you will see the disparity in the population density and incomes when comparing South CS to West Bryan....its not close. Granted, their are some higher incomes in traditions, but not enough to make any real difference. Many of the homes in traditions are second homes as well.
That doesn't really matter. Bryan is older and more established, so yeah if you draw a big circle it will include some lower incomes. Same can be said for older parts of CS, too.
Nice way of putting it. Demographically, Tower Point is pretty good. Within a 1-2 mile radius of that H-E-B, there's a lot of new and/or nice neighborhoods with growth happening in the area, whether it's by Castlegate, east of 6, or possible new development at TWS. West Bryan is very different. Within a 1-2 mile radius of the Walmart, there's Traditions to the southwest and some newer homes coming, but to the east of 2818, there's a lot of run-down duplexes and apartment complexes (north of Villa Maria), and the picture doesn't really improve further out.
Compounding this is the fact that Traditions isn't a gold mine for demographics as some of you wish it were, because there a number of houses that are only used as vacation homes for Aggies in Houston or Dallas, and that doesn't amount to "stable demographics" if you're only there 7 weekends a year.
