We had the same conversation about the slow building pace of a new Pappacitos in the Woodlands area. It was explained to me that the family pays for their new ventures with cash, thus the reason they take longer to build than your normal construction projects. It took 12 years for the one on 183 in atx to open from the time they bought the land.
When you have no debt it changes your world. Bet you still eat at there other locations when you can. That's what you call brand loyalty. I was once told Buc-ees has their location paid for the day they open it.
