I need an architect to draw up plans to remodel and existing office for an apartment complex. The current restrooms are not ADA compliant. We mainly want to open up the floorplan with two private offices, breakfast area, break room, and ADA restrooms.

This is a class C property and the budget is minimal.

I looked for a website, but didn't find one.

Not sure the law requires an Architect in this situation, but the ADA laws can be confusing. A residential designer may not be up to date on the ADA requirements for a business.

Restrooms are only a part of the requirements.

Yes, an architect will be needed, particularly for the TAS review. But, essentially, you need one for the Permit process.

Restrooms, especially TAS-compliant ones are spendy. They have very specific fixture requirements; the ADA sinks are no where as simple as they look--and inches matter, even and unaccounted for 1/4" of tile can add up to non-compliance. That compliance is why a single-user restroom is right at 50 square feet at a minimum.

You also have to have balanced airflow and signage and the like, too.
